1. Our approach: a website without tracking cookies
At Pat Swiss Invest SL (owner of patricia.properties) we have designed this website following a privacy-first approach. This means that we do not use tracking, advertising or profiling cookies, nor any third-party cookies for analytics or commercial purposes.
To understand how our site is used, we rely on a cookieless web analytics solution that does not collect personally identifiable data (see section 3). For this reason, this site does not display a cookie consent banner: we only use a single, strictly necessary technical cookie required for the site to work, which is exempt from the consent requirement (see section 4).
2. What are cookies?
Cookies are small text files that a website stores on your device when you visit it. They are commonly used to make the site work properly, to remember your preferences or to collect information about your browsing. There are different types depending on their purpose (technical, preference, analytics, advertising), their ownership (first-party or third-party) and their duration (session or persistent).
3. Cookieless analytics
To measure traffic and site performance we use Plausible Analytics, a privacy-friendly web analytics tool. Plausible:
- Does not use cookies or any other persistent storage technology on your device.
- Does not collect personal data and does not identify visitors individually.
- Does not track users across different websites or over time.
- Aggregates all information anonymously (page views, traffic sources, device, country derived from the IP address without storing it, etc.).
Because it uses no cookies and processes no personal data for this purpose, the analytics on this site do not require your consent.
4. The only cookie we use
We use a single cookie, which is technical and strictly necessary for a functionality requested by the user: remembering your language preference.

This cookie:
- Is set when you choose a language in the site's language selector (or based on your browser's language preference).
- Is not used to track your activity, nor for analytics or advertising.
- Is not shared with third parties for commercial purposes.
In accordance with Article 5(3) of Directive 2002/58/EC (ePrivacy) and the criteria of Opinion 04/2012 of the Article 29 Working Party (now the European Data Protection Board), user-requested interface customisation cookies — such as a language preference — are exempt from the prior consent requirement. This is why no cookie banner is required, although we do inform you of its use through this policy.
5. How can you manage or delete cookies?
Although the only cookie we use is necessary to remember your language preference, you can delete or block it at any time from your browser settings. Please note that if you delete it, the site may not remember the language you had selected.
